Kadaster & Sales-Agreement Research
Title checks, erfpacht terms, and the legal groundwork that keeps a Bonaire sale from stalling at the notary.

On Bonaire, the details that derail a sale usually live in the public record: an unclear title, an erfpacht (long-lease) term nearing renewal, a boundary that doesn’t match the fence, or an unregistered extension.
Kadaster research means we pull and read the land-registry file before it becomes a problem. We confirm ownership, check the tenure (freehold eigendom vs. erfpacht and its conditions), verify plot boundaries and surface area, and flag anything a buyer’s notary will raise — so you can resolve it early instead of at the closing table.
We pair that with sales-agreement research: making sure the koopovereenkomst reflects what the register actually says, and that VvE documents, permits, and outstanding charges are accounted for.
This is orientation drawn from public Kadaster and BES sources, not legal advice — the notary executes the transfer — but doing the homework up front is what keeps complex sales (VvE apartments, erfpacht plots) moving.
