Whether you are building new or renovating, the contractor (aannemer) you choose determines the quality, timeline and cost of the result. On a small island, reputation travels fast — references from recent clients are worth more than any brochure. Skilled trades can be in high demand, so plan and book ahead.

How to vet a building company

Before you sign a construction contract:

  • Ask to see recent, comparable projects and speak to those owners.
  • Get itemised, written quotations from more than one contractor.
  • Confirm licensing, insurance and who pulls the permits.
  • Agree a clear payment schedule tied to milestones — not lump sums up front.
  • Put the specification, timeline and penalties for delay in writing.

Managing a build from abroad

If you won’t be on the island throughout, appoint a local project supervisor or architect to inspect stages, approve payments and keep the contractor accountable. Regular photo updates and a fixed change-order process prevent the budget creep that long-distance projects are prone to.
