A professional appraisal (taxatie) tells buyers, sellers and lenders what a property is really worth — the anchor for offers, mortgages and taxes.

A taxateur is a qualified property appraiser. There is an important distinction: a formal, certified appraisal report (taxatierapport) is accepted by banks, the notary, the tax authority and insurers, while a free "valuation" (waardebepaling) that an agent gives is only an indication and is not accepted for a mortgage or tax purpose. If you finance a purchase, the bank will require a certified appraisal.

When you need a valuation

A formal appraisal report is typically required or advisable when:

  • Applying for a mortgage — every Bonaire bank requires an independent, bank-approved appraiser.
  • Setting an asking price before you sell.
  • Checking that an offer is fair before you buy.
  • Objecting to the tax authority’s assessed property value.
  • Settling an estate, divorce or insurance (rebuilding value).
